SG Property Room

Singapore home buyers

Seven advisors. One home. A decision you can sign with confidence.

SG Property Room puts your purchase in front of a council drawn from everyone involved in buying a home in Singapore. They argue it out from every side, then one of them delivers the council's verdict in plain English.

What it is

A second opinion before the biggest cheque you will ever write

Buying a home moves fast. The seller wants an answer this week, the option has a deadline, and every person you speak to sees only their part of the deal.

SG Property Room lets you hear the whole deal argued before you commit. A property lawyer, a mortgage banker, a stamp duty specialist, a valuer and others each look at your purchase from their own seat. They disagree, change their minds for good reasons, and vote.

You leave with a clear verdict, the risks the council saw, and a short list of things to confirm with your bank, your lawyer or the government agency concerned.

How a council works

From your question to the council's verdict in about a minute

  1. Put your purchase

Choose HDB or private property. Describe the home, your situation and one question. Leave out names, addresses and unit numbers.

  2. Opening positions

Each advisor takes a position: proceed, amend or hold, with a confidence score from 1 to 10.

  3. The debate

Advisors answer each other's points directly. Positions move only when the argument earns it.

  4. One voice for the council

The council chooses a spokesperson from the majority, who drafts and delivers the verdict for everyone. Any dissent is noted.

Afterwards you can read the reasons, replay the whole council, or download the verdict as a PDF to bring to your bank or lawyer.

Who sits on the council

Two benches, each built from the people in a real purchase

Every advisor is a fictional character standing for a role, not a real person or firm. Each argues from the public rules that role works by.

How it stays honest

Grounded in Singapore's rules, open about what it does not know

Singapore rules and practice

The council reasons from the rules of HDB, IRAS, MAS and the CPF Board, and from how purchases actually run in Singapore.

No made-up numbers

Advisors are told never to quote rates, duties, grants or prices from memory. When a figure matters, the verdict tells you where to get the official one.

No real people or firms

No advisor names or imitates any real lawyer, banker, agent, valuer or agency.

What it is for, and what it is not

Use it to prepare, not to decide for you

Good for

  • Testing a purchase before you pay for the option.
  • Understanding the order of things: loan approval, option, exercise, completion.
  • Seeing the deal from the bank's, the seller's and the taxman's side.
  • First-time buyers learning how a Singapore purchase works.

Not

  • Financial, legal or tax advice. A verdict here is not a recommendation to buy.
  • A valuation, a loan approval or a stamp duty calculation.
  • A replacement for your bank, your conveyancing lawyer or IRAS, HDB and CPF Board.
  • A reason to rush. If a deadline is close, speak to a professional first.
